What’s going on at Michael F. Simon Builders?

We are excited to share this month’s special feature, a screen porch addition. This addition helped to transform both the appearance, and the functionality of the home.  Over the years, the original deck had begun to weather and show its age and the railings were beginning to crack.  Since the deck was made with stained wood, it required annual maintenance as well.  The owners wanted to update to a screen porch, allowing them to enjoy the outdoor space with no worry about summertime pests.  They also wanted something maintenance free.  Our wide expanse screened porch, made from long lasting, maintenance free composite materials, fit those requirements perfectly.

The existing deck joists needed some tender loving care, and most of them were replaced.  The angled corners of the old deck were filled in before building the new room above. New footings were dug, and concrete poured, to provide the needed support for the new roof above.  This also ensures that there will be no shifting with the winter frost.  Once the deck framing was complete, the porch roof was built and secured onto the existing house roof.  Did you notice that there are only two posts out at the corners?  We use strong, engineered microlam beams from the house to the corners to allow for a large, uninterrupted span of screen, and a magnificent view.

Next, the maintenance free decking was installed. A top of the line Azek brand composite decking was selected to insure low maintenance, and no staining.  Beautiful cedar boards were used inside the porch on the walls and ceiling to give a rich luxurious feel.  The beams were wrapped with a composite material to help minimize any maintenance.

We use a special, durable, screen that allows these massive sections to be fabricated in one piece. This gives the appearance of a wide open space.  We also put screening underneath the deck floor boards to keep any pests from coming up from below.
