For this project, we were working with an older home that had many renovations over the years. Our goal was to remodel the second level of the home to change it to a modern layout. We began the design work on this remodel with a focus on utility and our homeowners’ desire to create a more functional second level of their home. Being an older home, the layout had many small rooms which we were eager to change. In addition, the best view in the house was in the rarely used three-season room along the back of the house.

Design Inspiration

The goal of the second level was to provide our homeowners with an excellent view they could enjoy daily as well as provide additional amenities for them and any house guests. 

To accomplish our clients’ goals we redesigned the second level to include a new laundry, master bath, and guest room. The existing three-season porch was leveled and insulated to be used as the master bedroom. The existing guest bath remained, but the rest of the second floor was demolished revealing years of remodeling projects and alterations.

The Construction Process

It became a messy process but was certainly worth it to gain additional ceiling height and level floors. This took a lot of work, as our team had to remove existing insulation, flooring, and exterior doors to open the new master bedroom to the rest of the 2nd floor. The new space had higher ceilings, a higher insulation value, and a better view than we started. The added accent fireplace was a particularly good choice for our homeowners- providing warmth as well as a cozy place for their dog to cuddle up at night!

This stunning view was quite the inspiration throughout the project, and we are so glad that our clients can wake up to this every day!

When thinking of a large-scale project, we hope you can think of Michael F. Simon Builders! This project seemed simple in concept- but proved to involve much more than at first glance. New ductwork and insulation were needed for the new master bedroom as well as bringing various areas of the home up to present-day code. We also devised creative ways to reuse many of the original vintage elements of the home rather than demolish and replace everything. We value our client’s perspectives and eye for detail and want to preserve unique design elements in their new space. The old master bedroom was transformed into a guest bedroom and laundry room, perfect for any short or long-term stay!

With activities for all seasons and fantastic views, Wisconsin residents know how to take advantage of their many lakes! With permanent residents neighboring seasonal tenants, these homes are a wonderful place to spend any season. It’s no wonder these properties are in high demand, the proximity to the lake makes entertaining easy or simply staying home to enjoy the view.

When the temperatures are up and the sun is out, there’s nothing better than being in your own personal slice of paradise on the lake. Small Projects

Our clients approached us with a few projects to modernize their newly purchased lakeside home. Although this home had recently been remodeled, there were a few details that would make it the perfect space for their family. The screen porch was a favorite room of the home from the start but the view was reduced by the old screen frames. We used a new product that allowed us to get a seamless stretch for an unobstructed view of the lake. Paired with new floors, and a freshly repaired deck- our clients are ready for the summer season!

Other Lakeside Work

Besides fantastic views, another perk of living lakeside is the easy access to the water. Fishing, boating, swimming, and kayaking are all easy summer activities. The perks of this access often outweigh the upkeep needed, though some properties are more complicated than others. This project required the replacement of the staircase down to a boat dock that had been weathered for many years. To make the space more usable as well as safe, we provided additional electrical hookups and lighting at the lake level. The new material will better withstand the weathering that this exposed area is bound to get. Unlike the original wood, this will not need to be refinished and will expand and contract without damage.

Farm House Renovation

There’s something to be said about the charm of farmhouse architecture and decor- and why it is trending now to style your modern day home. Liking the decor and living in a farmhouse are two very different ideas, as farm houses have often not been updated for many years. Elements of the home that give them charm are often accompanied by creaky floors and drafty windows. Thankfully, the Michael F. Simon team knows how to solve those problems and many more!

Our clients recently purchased an old farmhouse in order to keep the property in the family. The original home had an addition put on many years ago that left the kitchen and mudroom in a tight corner, and the first floor lacked an area to entertain guests. To make this home suit their needs, we needed to help them make some changes! In our design process we centralized the kitchen, added much needed storage, and converted the side deck into a screen porch. The goal was to preserve the charm of the home while still making repairs as needed and updating fixtures and appliances. Looking at the before and after, we agree it was a success!

Big Changes to the Layout

Farmhouses have a natural warmth built into their home design as a whole. They typically feature open floor plans that leave the kitchen and living room open and connected. This means that the communal feeling of the kitchen extends to the living room. They both have their own purposes, but share a common value of togetherness. Many farmhouse renovation ideas focus on a comfortable and homey aesthetic. This starts with the structure of the farmhouse itself and follows through all the way down to the accents and storage solutions

To better suit the space needs of our clients we expanded their outdoor area to accommodate additional seating. By adding this space, we not only gained living space in the home, but improved the view of the newly relocated kitchen. From the farmhouse sink, there is now an uninterrupted view of the neighboring farms. In what was previous the kitchen, storage was added as well as a beverage fridge, perfect for entertaining. A mudroom was added to give our clients more room to store outdoor gear, and keep it out of view from the rest of the home.

The most important part of any kitchen are the appliances. The most iconic farmhouse kitchen feature is the farmhouse sink that has an apron front. The oversized sink design is durable and has an easy clean front. This was an important design element for our client, and the central point of the kitchen. It has the best view of the screen porch, allowing any chef to still be a part of the party.

Ample cabinet space is a staple of any farmhouse kitchen. Between cabinets that line the entire upper wall and storage underneath the counters, there is a ton of storage space. 

Overall this was a much more functional use of the main level, which was the goal of the remodeling process. Although our part in this remodel is complete, we are excited to see this home with its finished landscaping come spring!

Lake Home Renovation: Part Two

The Michael F. Simon Builders team boasted about this remodel when we started work this past summer and are pleased to see the hard work pay off. Our client brought us a beautiful lake home with a less than ideal layout. We helped layout a functional design that created a more suitable place for our clients and their family. Adding a first floor Master Bedroom and redesigning the main level bath as an ensuite was a must-have for our clients. In addition, the old garage and kitchen we re-envisioned into a new kitchen, laundry room, and study.

Big Changes to the Layout

One of the bigger transformations was a section of the home that previously had a garage and a small kitchen. This space was not functional for our clients, so in the design process, we planned to remove the garage and move the kitchen to the outer wall. This made room for a new Study and a Laundry Room, as well as a side entry. Our clients also wanted the lower level bedrooms to become the new master suite, so our team transformed two existing bedrooms and bath into a master ensuite. The plumbing and electrical needed for these new spaces were brought up to code as well. Older homes often keep secrets, and we were lucky not to find too many during this process.

With these changes, our clients will be able to live primarily on the lower level of the home but still host family over long weekends in the spacious upstairs areas.

One of the biggest visual changes was opening the living space in front of the fireplace. We loved many of the home’s original details. The masonry around the fireplace, the overhead beams, and the traditional hardware, and we were able to preserve and featured them in this area. The room was brightened by installing new windows in the three-season room. Overall this was a much more functional use of the main level, which was the goal of the remodeling process.

Although our part in this remodel is complete, we are excited to see this home with its finished landscaping come spring!

Why Renovate Your Home’s Lower Level

The Lower Level is a large room with plenty of potential living space for your family. Yet, the unfinished walls and ceiling make this part of the home less comfortable and inviting. With a little extra investment, you can make the downstairs more functional and attractive. Our clients used their lower level as an exercise area and room for their children to play. The space’s functionality left a lot to be desired.

To meet our client’s needs, our plan was to create a new layout that had design elements of their upstairs level. To begin, we created plans to transform the open space into three distinct areas as well as add a bathroom.

Let the Work Begin!

Perhaps the most obvious draw to lower level renovation is the added living space that it can provide. Many families face the challenge of not having enough room for everyone to coexist easily, and lower level remodeling could be the answer. Therefore, our team framed the new walls that would create the exercise space, and new bathroom.

Next we incorporated existing structural beams into the design. To do so we created the bar area around them, encasing them in a dark stained wood. The overall look was modern, crisp, and clean. This created a visual balance to the overall design and incorporated a part of the home that we were not able to remove.

Additionally, we wanted to incorporate design elements from the first floor of their home. The masonry on the stairwell and wall bump out were done in the same material as the fireplace on the main level.

Adding an Exercise Room

With more and more people working from home or looking to cut an extra trip to the gym, we have been designing and building exercise rooms for our clients. A popular option for many is installing rubber flooring that will be more durable and comfortable for this purpose. Sliding doors give the room privacy if needed!

The finished product made the space more functional and welcoming. This lower level will be a favorite part of the home for the family for many years! The lower level space is already being put to good use! The kids have moved back in and the exercise room is up and running!

There are many elements to this Lower Level remodel that makes it unique and custom fit to our client’s needs. As an active family, they appreciate the open layout and the incorporated storage cubbies under the stairs. A lot of work went into this property! From planning and development to the demolition of the existing home and landscaping there was a lot to consider before even pouring the foundation! We had a great time with our clients making some big choices that set us up for success throughout this process!

While our carpenters were out on site (enjoying the views), we were hard at work customizing the home to fit the needs of our clients. They wanted this to be a place where they could host their family, and relax for many years to come so great views and many areas to relax in were key. The custom wine cellar, bar, sauna, and hot tub should put them off to a good start this winter! They chose this property for its easy lake access and capitol views, so we made sure the design and function of the space met their needs. The oak cut down from the property was re-purposed into many decorative furniture pieces that will be within their new home and outdoor living areas.

We were so pleased to work with such wonderful people on this project. Seeing the finished product was a real treat for all involved!

Before and afters are easy to look at and dream about. The team at Michael F. Simon Builders knows about the hard work that happens in between. For that reason, our clients came to us with this project in hopes of preserving this carriage house on their property. The dream was to transform it into a functional space where they can entertain family and friends. They loved many of the elements that made the space unique but also wanted the space to function in today’s day and age. The existing structure proved an interesting challenge as it was not equipped with proper plumbing, insulation, or electricity and had many areas that were too old or damaged to be repaired.

Before the Hard Work Begins

To begin, we worked with our client to compile inspiration photos and design a layout that would work for them. In addition to a new layout and list of decorative fixtures that they wanted to incorporate we also compiled a list of work to complete to make the space habitable.

  • Rebuild the existing stairs to the lower level and loft
  • Replace existing windows
  • Install new siding
  • Upgrade electrical
  • Install proper insulation and drywall
  • Add kitchen and bar area for entertaining
  • Install full bath

First, to meet our client’s needs, our plan was to create a new layout on the first floor. This created a central entertaining area and plenty of space for comfortable seating and televisions to watch games. The lower level was outfitted with a full bathroom, and the loft was left as a space to relax. We wanted to preserve the exterior, which matched the main house and went to work on the inside.

Next, our team set to work on the remodel. Demolition followed by framing and roughing in our mechanicals for the new wet bar, bathroom, and electrical needs. As a result of our earlier conversations, our goal was to make this space perfect for hosting guests and relaxing after a long day out on the lake. We provided ample outlets, strategically placed hookups for televisions, and plenty of cooler space.

What Do We Have Here?

We ran into more than one unexpected problem due to the age of the home and areas that had been neglected over the years. Since this renovation was so extensive, we were able to provide solutions and continue working. Every old house is hiding something, and it is our job to provide solutions that keep your project on track. We always say the age of your home or the extent of work should never hold you back from creating the home of your dreams! In this case we uncovered some rotten framing and took steps to preserve as much of the building as possible as well as reinforcing the new internal structure.

Lake Home Renovation: Part One

A lake home renovation can be a challenge! Our client offered us the amazing opportunity to remodel the entirety of a Lake Mendota Lake home this summer! We have been hard at work converting some outdated features as well as preserving wonderful original elements of the home.  We developed a plan of action based on how our client wished to use the property. They wanted this to be their home to retire in. Easy access to Lake Mendota was key! They also wanted a variety of indoor/outdoor retreats. Although the location was ideal, there were many elements of the property that were outdated.

To meet our client’s needs, our plan was to create a new layout on the first floor that accommodated a master ensuite as well as their primary living areas, kitchen, and dining room. This meant removing the existing garage and redoing nearly all of the plumbing and electricals in this area. The three-season porch was to be reframed to allow more lighting into the living room, and the upstairs sunroom will become a deck.  We kept many special features of the home in mind, and have been carefully saving fixtures, the original staircase, and the living room fireplace.

Three Season Porch Addition

With all of the elements Wisconsin seasons throws at you, it is still a pleasure to enjoy your morning coffee or evening cocktail on a space close to home that reminds you of the great outdoors. It may have you thinking about how to extend its pleasures beyond the warmer months. The room that divides indoor and out, is the three-season porch, architecture’s easy­going solution to the scorching sun, lightning storms, and biting bugs of late summer in Wisconsin.

Adding a season-spanning porch was just what our clients wanted when they approached Dan, our remodel salesman at Michael F. Simon Builders. Creating a private space that could provide retreat outside of the home and offer shelter from the more extreme heat and cold were their objectives.

Dan was able to address additional items to consider before starting this project:

  • the shared patio wall and neighbors concerns over construction
  • the visual impact of the porch to the building as a whole
  • matching the existing siding to create a seamless look

All of these items were addressed with the homeowner and the neighborhood association with special attention to the nearby neighbors!

Where to Start?

We removed the existing porch decking and replaced it with Azek composite decking that would stand up to the elements and time. Then quickly began the framing process, creating a seamless structure off of the existing home. Our in house carpenters made quick work of the framing and paved the way for additional insulation that would make this porch ideal in the colder months.

We installed, by special request, Eze Breeze windows that provide the feel of a screen porch but added protection from the elements.

Next came the interior finishes, another job for our carpenters! We were tasked with creating a North Woods cabin feel, so finished the walls, ceiling and trim with a warm Southern Pine.

We were so pleased with the results, as were our clients!

Trick of the Month: Minimizing Squeaky Floorboards

Our motto is “Quality Defined”. We strive for quality in all that we do and continually try to find or develop tricks that deliver on this.

Squeaky floors are the nemesis of any builder. If the proper precautions are not taken during the framing stage of a project, the homeowner may end up feeling like they are stuck in the plot of a cheesy horror flick. Floor systems move over time. Squeaky floors are caused by the framing, subfloor, or flooring material shifting and rubbing on another material as you walk by or as the house shifts. It may be rubbing on another piece of wood, maybe a nail, or possibly ductwork that is running by.

A dab of glue under the joist is great insurance that there will be minimal squeaks.

A few ways that we have found to safeguard against squeaks are making sure we add glue in a few additional areas.

  • Floor joists can also cause squeaking. Many times on a long span of floor, joists are split up by a beam. Joists are many times ran right by each other while bearing on these beams and they overlap at this point. This is a wood on wood connection that could squeak over time. We add glue to this overlap to ensure minimal movement occurs.
  • Floor joists need to bear on something whether it is a beam, a sill, or a hanger. All of these are connections that can move when the house shifts. A dab of glue under the joist when putting it in place is great insurance that there will be minimal squeaks. 
  • Most sub-floor panels these days are tongue and groove. This tongue and groove joint occurs many times throughout the floor system and multiplies the change for a wood on wood squeak to occur. A simple bead of glue in the groove (per most manufacturer’s recommendations) ensures a solid connection eliminating the potential for a squeak.
  • After framing is complete, the following stages like mechanicals, electrical, and finishes all need to be installed correctly. It doesn’t matter how much care is taken in one stage of a project if another stage is finished subpar!

At the end of the day, it’s not just one system that will eliminate any future squeaks in a floor, it’s a culmination of multiple well-executed practices that will provide for a perfectly quiet floor.
